Greg and Missi Moore, residents of the Appalachian region of the U.S., do not take offense to the negative stereotypes associated with their home. Instead, they find humor in the rumors of coal mines and opioid addiction that circulate about their community.

“Down here, they refer to me as ‘The Anomaly’ simply because I have managed to hold on to all of my teeth,” jokes Greg, known to many as “Big Mo,” standing tall at 6-foot-5.”

The Moores relocated to Glade Springs, West Virginia in early 2024, leaving their million-dollar home near Washington, DC behind. They stumbled upon a stunning home that drew inspiration from Frank Lloyd Wright’s designs, which was priced at $675,000, in the charming community.

They both have a common background of being born and raised in West Virginia, although they grew up in different areas. Upon completing high school, they both left the state to serve in the military.

They made a vow, “I will never return.”

Big Mo made a strong declaration stating that they will never leave.

How did this couple’s preferred place of residence change so drastically?

Appalachia has recently gained attention as an affordable place to live for Americans who are looking for cheaper housing options.

The Southern parts of the Appalachian mountain range have gained immense popularity, especially among Floridians who are looking to escape their state for more moderate weather and affordable prices. Although the range spans across 13 states from New York to Georgia, the Southern region has emerged as a top choice for many.

According to a recent report, thirteen states will require more electricity production to meet their estimated demands by 2040.

According to Hamilton Lombard, a demographer at Weldon Cooper Center at the University of Virginia who specializes in migration patterns, data indicates a rise in the number of people relocating from Florida to Southern Appalachia.

In the 2010s, the initial group of Appalachian settlers mainly consisted of retirees. However, in recent times, the area has been able to attract younger age groups as well.

Lombard notes that the population growth in Southern Appalachia has been primarily driven by individuals under the age of 45. This is a significant shift from the previous decade, where the population under age 45 had decreased, and over 90% of the growth came from those aged 65 and above.

According to Lombard, one of the main reasons people are drawn to Appalachia is the lower cost of living and home prices. He asserts that the majority of Southern Appalachia still offers a relatively affordable standard of living.

According to listing data from Realtor.com®, the median list price in Daniels, WV, where Glade Springs is situated, is $319,900. This price range is quite standard throughout the state. In contrast, the median home price in Florida is over $100,000 higher, at $422,500.

People are not only drawn to the area because of its affordability, but also for other reasons.

According to Jon Sinko from Bass Sinko Real Estate, the Glade Springs community is attracting many people due to its affordability, insurance, and simplicity of living in a friendly and safe environment. The community offers the opportunity to enjoy four seasons, which is a significant factor for many people. The Moores live in this community, and Bass Sinko Real Estate has listed several properties in this area. It’s like living in a Mayberry RFD-type community with welcoming neighbors and low crime, making it an ideal place to migrate to.

As temperatures continue to soar across the United States, Appalachia offers a refreshing respite with cooler temps. However, this relief may be short-lived as 2024 is predicted to be the hottest summer on record. Adding to this concern, the hurricane season is also anticipated to be the largest in recorded history, leading to inflated home insurance rates in hurricane-prone areas such as Florida.

According to Mark Friedlander from the Insurance Information Institute, Floridians currently pay the highest average premium in the United States.

Due to the rise in natural calamities, a few insurance companies are entirely withdrawing from Florida, which is causing a considerable challenge in obtaining home insurance, no matter the cost.

Senator Joe Manchin, a longtime Democrat, has recently registered as an independent. In doing so, he has criticized the current state of politics as being characterized by “partisan extremism.”

According to Sinko, Appalachia remains relatively protected from severe weather occurrences. This translates to more accessible and reasonably priced home insurance options in the region.

NerdWallet’s analysis reveals that the typical cost of homeowners insurance in West Virginia is $1,600 annually, equivalent to $133 per month.

The national average for homeowners insurance is $1,915 per year. However, in Florida, the average cost is much higher at $2,625 per year. Unfortunately, obtaining homeowners insurance in Florida is becoming increasingly difficult, with a growing number of individuals unable to secure coverage.

The Moores were greatly impacted by the weather conditions.

According to Big Mo, they made a trip to Florida to visit some friends. While their hosts were hoping that the Moores would develop a liking for the place, Big Mo found the humidity of Florida to be overwhelming.

According to Missi, she and her companion aren’t particularly fond of beaches. Instead, they prefer the mountains, with Missi describing herself as a devoted fan of all four seasons.

During winter, the Moores embrace the snowy weather in West Virginia, as it provides them with opportunities to engage in various winter activities. Their location receives plenty of snow, allowing them to enjoy the season to the fullest. Additionally, they have access to a skating rink and a ski resort located just 10 miles away, adding to their winter fun.

Despite weather and rising living costs, the Moores are grateful to have left behind the experience of stumbling upon alligators like they did in Florida.

As per Big Mo’s recollection, there were a significant number of alligators wandering around the area. His friend had witnessed their presence so often that he started to make fun of the situation by assigning the name “Daryl” to all the alligators.

Appalachia is emerging as a thriving cultural hub, drawing in artists and creatives from all over the country. This region is home to a rich history and vibrant community, making it an ideal destination for those seeking inspiration and a unique cultural experience. From the music and art scene to the local cuisine, Appalachia offers a diverse range of offerings that are sure to impress any visitor. With its stunning natural beauty and welcoming locals, it’s no wonder that this region is quickly becoming a must-visit destination for travelers seeking an authentic and enriching experience.

Appalachia may have humble beginnings, but it is now being recognized as a cultural hub with flourishing art and food scenes.

Newsweek magazine nominated Berea, KY as the top “small-town art scene” in February. In March, the Martha Graham Dance Company commemorated its 100th anniversary by collaborating with Ballet Spartanburg in South Carolina to perform Graham’s “Suite From Appalachian Spring.” In June, Paul Smith, a Charleston chef, made history by becoming the first person in the state to be nominated for and win a James Beard award, a prestigious honor.

After receiving the accolade for his three restaurants, Smith expressed his gratitude by saying, “West Virginia” – a phrase that has never been mentioned at the event before. He was honored to be awarded the title of “Best Chef: Southeast.”

According to Sinko, some parts of Appalachia have gained popularity and have become quite trendy. As a result, the availability of single-family homes has decreased significantly.

Sinko points out that anyone who wants to buy a lot and construct their own building can easily do so as there are plenty of available lots at incredibly low prices. As an example, he highlights a golf course-adjacent lot that is being sold for just one dollar.

Buyers will need to pay a monthly homeowners association fee of $153 in addition to a one-time payment. However, for the plethora of community amenities that include access to two highly rated golf courses, fitness centers, pickleball and tennis courts, a bowling alley, kayak launches, clubhouses, lake and river fishing, 24/7 security and much more, this fee seems reasonable.

According to Sinko, there are individuals who purchase multiple lots solely for the purpose of accessing the amenities provided. He further notes that when compared to the cost of a country club membership, the price of $153 for a lot is an exceptional bargain.

According to Sinko, although there are a few listings for $1, the typical list price for a lot in Glade Springs for 2023 is $1,750. As an example, this particular 0.29-acre lot is currently listed for $1,100.

It’s true that constructing a house on one of these lots would significantly increase expenses. However, for those seeking a new beginning, the opportunity is undoubtedly captivating. With the increasing interest in Appalachia, it’s uncertain how long these bargains will remain available.
